In ongoing efforts to promote convenience and keep up with the modern tenant’s lifestyle, we utilize an online Tenant Portal that serves as a one-stop-shop for managing all of your tenant-related needs. Each tenant has a personal portal where you can pay your rent, review payment history, submit maintenance requests, view the status of past requests, and more. Please submit your maintenance request. Note that requests are reviewed Monday through Friday from 9:00 a.m. to 5:00 p.m., except for holidays.

Additional Tenant Fees
LEASE ADMIN FEE: $145.00 due at time of lease signing.
NSF FEES: If your payment is returned from your bank, you are required to pay an NSF fee of $50 + late fee’s according to your lease. Payment must be made within 24 hours of notification in the form of certified funds such as money order or cashier’s check. You will also be on certified funds going forward.
POSTING FEES: A: For each 3-day notice for NON-PAYMENT of rent that is posted on the property the tenant will be charged $50 for a posting fee. B: For each 7-day notice for NON-COMPLIANCE that is posted on the property the tenant will be charged $50 for a posting fee.
LEASE BREAK FEE: Termination fee equivalent to one month’s rent will be charged to the tenant if the lease is broken. However, you are still financially responsible for the lease until the new tenants MOVE IN or until the end of your lease.
GARAGE DOOR REMOTES: The tenants will be charged $80.00 for each garage door opener indicated on their lease that is not returned upon move out.
HOA VIOLATION/FINES: The tenant is responsible for any fines resulting from an HOA violation. The fine amount is due to Discovery 1 Realty within 10 days of the notice. If this fee is not paid within 10 day when you pay your rent the fee will be deducted from your rent. This will result in your rent being late and late fees will be assessed
RETRACT MOVE OUT NOTICE FEE: If the tenants decide to stay after we have received your written notice, then you will be charged a $129.00 + tax advertising fee.
KEYS: If tenant locks himself/herself out of the rental home, you may pick up a duplicate key during normal business hours. This key must be returned to us within 24 hours. If it is after hours, weekends or holidays and someone from our office has to meet you at the office to pick up a duplicate key, the charge is $20.00
TRIP CHARGES: If a tenant is a NO SHOW for a scheduled inspection there is as $50.00 fee that will be charged to the tenant. If a tenant has a scheduled appointment with a vendor and the tenant does not show up to the appointment or call the vendor to reschedule; the tenant is responsible for the trip charge invoice from the vendor.
REPAIRS: Any repair order submitted by the tenant that is found to be a cause of misuse or the repair tech can’t find anything wrong; the bill will be the responsibility of the tenant. UTILITIES: tenants are responsible for all utilities otherwise indicated on lease.
RENTERS INS: Renters Insurance is REQUIRED and tenants responsibility.
