What would disqualify a prospective tenant from renting a home?
Judgments, collection accounts, evictions, negative rental history, felonies, multiple DWI/DUI and or violent misdemeanors’.


How long is the standard lease?
Our leases are for one year.


Can I rent a home “sight unseen”?
No. We would like all prospective tenants to view the property they are interested in. If they are unable to do this we ask that they coordinate with friends or family members who might be available to see the home for them.


How much is the security deposit and when is it due?
Security deposits are equal to one month’s rent and are due in our office within 48 hours after application approval. Security deposits will need to be paid in full by certified funds.


How old does an applicant have to be?

All prospective tenants must be over the age of 18 to apply for one of our rental properties. Everyone over the age of 18 who will be occupying the home must complete an application and pay the $45.00 application fee per person.


What is your pet policy?
Some owners will allow pets on the properties and some choose to have none. It is solely up to the homeowner if they will accept pets. Any pet that is going to be living on the property needs to be APPROVED 1st by the owner during your application process. If a prospective tenant decides to get a pet during their tenancy they need to contact Discovery 1 Realty 1st to get permission from the homeowner. There is a one-time non-refundable pet fee of $200.00 that is due per approved pet and a copy of the pets shot records will also need to be turned into Discovery 1 Realty. We do not allow any of the following dog breeds on our properties: Dobermans, Pit Bulls, Chow Chows, Akitas, Rottweilers, Siberian Huskies, Malamutes, Presa Canarios, wolf-hybrids, German Shepherds, American Stafforshire Terriers, Mastiff or any dog(s) crossbred with the aforementioned dogs.

When is rent due?
Rent is due in our office by the 1st of every month. We do give our tenants a 3-day grace period and on the 4th late fees are accrued. Late fees are 10% of the monthly rent.


What methods of payment are accepted?
Tenant can pay their rent with a personal check, money order, online with a credit card or checking/savings account. NO CASH is accepted.


How do I set up payments online?
Tenants can visit our website at www.discovery1realty.com and click on the tenants tab, select the link for paying online and the get started button. Tenants will need to provide Discovery 1 Realty with an email address to begin this process. When do utilities have to be transferred into prospective tenant’s name? Discovery 1 Realty will not release keys until all utilities have been transferred into the prospective tenant’s name. Can I smoke in the rental property?
No smoking is permitted in any of our rental properties.


Can I sublet the home I am renting?
No. This is not permitted with any of our rental homes.


Do I need renters insurance?
Discovery 1 Realty requires that all our tenants have renters insurance as a means of protection
for their personal property against fire, theft and vandalism.



How do I report a maintenance request?
Tenants can place a maintenance request via our website www.discovery1realty.com Please make sure the form is filled out completely. Once we receive the request we will send it over to the appropriate vendor.


What is a HOA (Homeowners Association)?
There are some areas throughout Albuquerque/Rio Rancho that have a HOA. The main purpose of an HOA is to monitor the neighborhood to ensure that all yards are clean; trash cans removed from the curb, and no vehicles are parked on the sidewalks or landscaping. Tenants who reside in an HOA area are responsible for violations that are caused by their doing.


What if I have to move before my lease has expired?
At the time of lease signing it is explained to prospective tenants that this is a 1 year lease and if for some reason that you have to break the lease it does involve consequences. Make sure you read your lease carefully and ask any questions you may have. The lease break fee is equal to one months rent.


What should my expectations be about the condition of the rental home?
Please keep in mind that you are “renting” a home just like when you rent a car: if the car has a door ding doesn’t mean the whole car is going to be painted. Tenants are taking the property “as is”; this is why we require all tenants to view the property 1st and thoroughly complete the move in check list paperwork.
